The uncomfortable questions come first: is short-term letting permitted at this address, does the association allow it, is there a minimum stay, is the dwelling licensed, and is the tourist development tax being collected and filed. An owner who skips those has a booking calendar and a liability.

Once that is settled, the rest is operational and mostly about speed. Enquiries answered within minutes convert; answered the next morning they do not. Problems handled during a stay become a decent review, while the same problem ignored becomes a bad one that costs bookings for months.

And turnovers are where reputations are made. Cleanliness is what guests actually write about, and an inspection between every stay means damage is found immediately rather than attributed to whoever arrives next.
